7 Reasons Why Your House Isn’t Selling

Has your house been stuck on the market for months and months on end? Not had a sniff of interest from potential house buyers? Maybe your Estate Agent is sending round plenty of viewers but none of them are making any offers?

Well there’s usually a good reason why properties end up on the property scrapheap:

1. Overpriced by your Estate Agent

Your Estate Agent may have purposely overvalued your property in order to win your instruction and therefore hoping you will price reduce further down the line. Look for an Estate Agent that has a good knowledge of your area and wins business for their reputation for selling houses, not by telling you what you want to hear!

2. Overpriced following the fall in house prices

If house prices have fallen 15% in your area since you first advertised your property on the market then potential home buyers will be more interested in the more realistically priced properties in your area. It is imperative to reduce your property’s asking price to reflect the corrections in your local market.

3. Poor Online Exposure

Where is your property advertised on the Web? Do you know that 3 out of 4 successful home buyers first see their property on the Internet? If your Estate Agent doesn’t advertise on all the major property portals then the chances of finding someone to buy your home will be seriously limited.

4. Curb Appeal

A large number of perspective property buyers will decide whether or not to view a home based on the property’s curb appeal. You need to give your property maximum curb appeal by picking up any litter, cutting the grass and trimming the hedges.

5. Presentation

Has your agent taken photos of your best features such as stunning views, garden shots or the largest bedrooms?

6. Smelly children

If you have teenagers make sure they thoroughly clean their rooms. Mouldy plates and dirty underwear tend to put many potentially buyers off for obvious reasons.

7. Unfinished DIY

Complete any outstanding DIY jobs before showing somebody around your home.

Without a shadow of a doubt the most important of the above reasons has to be the marketing price of your property. If you’re serious about selling your house, you need to be serious about the asking price.
